Property Twin holds a portfolio's documentation, market data, and tenant and owner history in one conversational interface, updated continuously as the assets change.

It is an analytical instrument, not an autonomous one. The twin answers questions and shows its working; the judgement stays with the people accountable for the decision. Every answer carries a reference back to the document or dataset it came from, so a figure quoted in an investment committee can be traced to its source rather than to a model.

Clients on a full advisory engagement receive Property Twin as the environment in which ongoing benchmarking and portfolio analysis takes place. A self-service onboarding path for qualifying portfolios is in development.

Client inputs, company lookups, and Property Twin sessions are handled with the same discretion expected in investment management. Data is a responsibility, not a resource.
No Model Training on Your Data
Information processed through Gaianavia's tools is never used to train AI models. This commitment is contractually enforced with every AI provider we work with.
Compliant Data Transfers
Where processing involves third-country providers, EU Standard Contractual Clauses are in place. Full processor details are listed in our Privacy Policy.
Invite-Only Client Access
Property Twin is currently accessible only to individually invited clients, with no public registration; access is revocable at any time. A self-service onboarding path for qualifying portfolios is in development, so this will broaden over time without a full implementation engagement.
